Homeowners in Bryan / College Station ask us the same question all the time. Should I get soft washing or pressure washing? The answer depends on what you are cleaning and what is growing on it. Use the wrong method on the wrong surface and the damage costs more than the cleaning.
You already know what Texas heat and humidity do to a house. Dark streaks on the roof. Green creeping up the fence. Black stains on the siding. That is not dirt. It is biological growth, and it spreads fast in this climate.
Why High Pressure Does Not Fix Growth
Blasting algae and mildew with a pressure washer removes what you see on the surface. It leaves the roots behind, so the growth comes back faster. Worse, high pressure tears up the surfaces that need cleaning most. Roof shingles, wood fences, stucco and vinyl siding all take damage. We have seen Brazos Valley homes with water forced behind siding and cracked shingles from the wrong method.
Soft washing is the right method for those surfaces. We keep the pressure low and let the cleaning solution do the work.
How We Mix Our Solution
Many people assume soft washing always means bleach. It does not. Soft washing is about low pressure and the right chemistry for the surface. The mix changes based on what we clean and what is growing on it.
We run our solution through a blend manifold. That lets us dial in the exact ratio for each job. Then we apply it with a low-pressure gun and let it work before rinsing.
We use two types of solutions:
- Bleach-based solution. For heavy growth on roof shingles, stucco and siding. Bleach kills mildew, algae and bacteria at the root. A surfactant helps it soak in and break the grip of old buildup.
- Eco-friendly solution. For wood, fences and spots where bleach is the wrong call, like around plants, garden beds and pets. Wood responds better to biodegradable cleaners that remove growth without drying out the grain.
Water does the same job in both mixes. It dilutes the solution to a safe strength and rinses everything clean.
Where Soft Washing Works Best
- Roof shingles
- Wood fences
- Patio enclosures
- Stucco
- Vinyl siding, cedar shake and Hardie board
- Outdoor furniture
Where Pressure Washing Works Best
Pressure washing is right for hard, durable surfaces without biological growth:
- Concrete driveways and sidewalks
- Brick
- Pool decks
- Parking lots
We tell every customer the same thing. Pressure is not what cleans your home. The right method on the right surface gets the job done and keeps it clean longer.
